Property Reassessment
Northumberland County has contracted Tyler Technologies to conduct a countywide property reassessment – the first since 1972. This reassessment will ensure fair and equitable property values for tax purposes, as the current base rates for assessments have remained unchanged for over 50 years. Property values will be updated to reflect current market conditions, but the reassessment itself is not intended to raise taxes – only to fairly distribute the tax burden.
Beginning in late spring 2025, Tyler Technologies’ data collectors will visit every property in the county. They will measure structures, gather property details such as construction year and room count, and take necessary photographs. Data collectors will wear bright yellow vests marked “Tyler” and carry county-issued ID badges. They will not enter homes and will leave if only a minor is present or if asked by the owner to do so.
After data collection, property owners will receive a mailer summarizing the recorded information. Owners should review it carefully and report any errors to ensure the most accurate valuation.
Following review, Tyler Technologies will analyze the data and develop updated assessment values that will reflect the market value for each property as of July 1, 2026. Tentative new market values will be mailed to property owners in spring 2027.

Project Timeline
- Early 2025 – Northumberland County countywide reassessment project begins
- Spring 2025 – Tyler begins conducting property visits for data collection
- Late Fall 2025 – Owners of residential properties begin receiving property data mailers in their mail
- Spring 2026 – Owners of income producing commercial properties will receive an income and expense questionnaire
- Spring 2027 – All property owners receive notices of Tentative Values from Tyler Technologies
- Spring 2027 – Informal Review meetings take place between Tyler Representatives and Property Owners
- June 2027 – Value file is turned over to Northumberland County Assessment Bureau
- Summer of 2027 – Northumberland County Assessment Bureau mails Final Notices of new Assessments
- Late Summer 2027 – Northumberland County Assessment Bureau conducts Formal Appeals
- November 2027 – Tax Assessment Rolls are certified
- January 1, 2028 – New assessments take effect for the 2028 tax year
