Citywide Property Reassessment
The City of Saint Albans has hired Tyler Technologies to conduct the citywide reappraisal project. This means that all property appraised values will be adjusted to an estimated market value in accordance with Vermont laws.
Property owners may be visited by a Tyler appraiser or Tyler data collector beginning March 2024. They will be making their way through each neighborhood, visiting the more than 2,300 properties, verifying measurements of buildings, taking a photo of the front of each building, and correcting property data when needed. Data collectors may also ask residents/occupants questions about the property as it relates to property value. The purpose is to collect accurate information which will be applied to market calibrated tables. The intent is to produce accurate property valuations. Data collection will continue until early 2025.
In addition to the data collection from the field, each property owner will receive a Data Mailer with the property information of their property. Property owners should receive Data Mailers in 2024.
Please review your Data Mailer and check for errors. If an error is found simply, make the change on the Data Mailer, and return it to the Assessor’s office. Accurate information ensures the most accurate value for your property.
Once all property information is collected and corrections have been made to the property data, Tyler Technologies will analyze the data and calibrate the property data to a preliminary market value. In early 2025, property owners will receive their preliminary appraised values notice by mail. The letter will provide instruction for review and how to schedule an informal meeting with Tyler appraisers. The details of the property will be posted on the Assessor’s website.

- Introduction to City Council and overview of the reappraisal process.
- Data mailers will be mailed to property owners.
Spring into Fall 2024:
- Residential appraisers and data collectors will be inspecting properties which include verification of sketches, interior inspection, and data entry.
- Commercial, industrial, and exempt properties will be reviewed.
- Data Mailer mailed to property owners.
Spring 2025:
- Informal property appeal hearings with the Tyler Technologies appraisers.
- Resolution of preliminary values.
Spring into Summer 2025:
- Assessor/Lister property valuation appeal hearings
- Assessor Decisions
