Property Reassessment

All things change with time. Kent County’s Assessment system is no exception. Kent County has contracted with Tyler Technologies to conduct a reassessment project to update property assessments from a base year of 1987, providing an efficient technical process with current, accurate property values.

The purpose of conducting the reassessment is to remedy a Delaware Chancery Court ruling in 2020 that found property taxing systems in each of the state's three counties to be outdated and not keeping with Delaware law.

Property Owners should be on the lookout for data collectors who will be making their way through Kent County, visiting every property and measuring improvements and collecting data on the property. The data collector may also ask the occupants questions about the property to ensure accuracy of the data at hand.

Once the data has been collected, a mailer will be sent to the property owner with the information that was collected. This should begin to occur around spring of 2022. This would be the time for you the property owner to let us know if there is an error or if something was missed. The most accurate information will ensure a more accurate value of the property.

We hope to have all data collected, returned, and reviewed by late summer of 2023. Once this is completed, Tyler Technologies will begin analyzing the data. Property owners will be receiving tentative assessment notices in fall of 2023. Follow the instructions on the informal notice to review your tentative property value and schedule an informal review if necessary.
